Cancellation Policy

Direct Booking Terms & Conditions

These Terms & Conditions apply to all bookings made directly through our website. By placing a booking, you agree to the following terms:

1. Booking & Payment

  • A booking is confirmed once the required deposit or full payment has been received.

  • The person making the booking must be at least 18 years old and agrees to take responsibility for all members of the party.

  • The balance (if applicable) must be paid by the date specified during booking. Failure to pay may result in cancellation of the reservation.
     

2. Deposit

  • A deposit is required to secure your booking.

  • The deposit amount will be clearly displayed at the time of booking.

  • Deposits are refundable only in accordance with the cancellation policy below.
     

3. Cancellation Policy

We understand that plans can change. Our cancellation policy is designed to be fair to guests while allowing us to manage our small holiday let responsibly.

  • More than 14 days before arrival - full refund of the deposit and any accommodation fees paid.

  • 14 to 7 days before arrival - 50% refund of the total booking amount.

  • Less than 7 days before arrival - No refund will be issued.

  • Early departures / No‑shows - No refunds are given for early departures, unused nights, or no‑shows.

  • Exceptional circumstances - If severe weather, travel disruption, or other exceptional events occur, we will review each case individually and do our best to help where possible.

  • Refunds will be issued to the original payment method within 5 working days.
     

4. Check‑In & Check‑Out

  • Check‑in time: as stated in your booking confirmation

  • Check‑out time: as stated in your booking confirmation

  • Early check‑in or late check‑out may be available but must be agreed in advance. Please contact us with any requests for this, so we can discuss this with our cleaner.
     

5. Use of the Property

  • The property must be used for holiday purposes only.

  • Maximum occupancy is 4 guests.

  • You agree to keep the property, furnishings, and equipment in good condition.

  • Please report any breakages or damage as soon as possible.

  • The property must be left in a reasonable state of cleanliness.
     

6. Pets

  • Sorry, no pets allowed in this property.
     

7. Smoking & Vaping

  • Smoking and vaping are strictly not permitted inside the caravan, or on the decking outside.

  • Any evidence of smoking indoors may result in additional cleaning charges.
     

8. Behaviour

  • Please respect the property, neighbours, and park rules (if applicable).

  • We reserve the right to terminate a stay without refund if guests behave in a way that causes damage, nuisance, or risk to others.
     

9. Liability

  • We cannot accept responsibility for loss or damage to personal belongings.

  • Vehicles and contents are left at the owner’s risk.

  • We are not liable for events outside our control (e.g., power cuts, severe weather, park maintenance).
     

10. Safety

  • Guests must follow all safety instructions provided.

  • Children must be supervised at all times.

  • Tampering with safety equipment (e.g., smoke alarms, fire extinguishers) is strictly prohibited.
     

11. Changes or Cancellations by Us

  • In the unlikely event that we need to cancel your booking (e.g. due to essential maintenance or unforeseen circumstances), you will receive a full refund. We will not be liable for any additional costs incurred.
     

12. Acceptance of Terms

  • By completing a booking, you confirm that you have read, understood, and agreed to these Terms & Conditions.
