Your dream home in the Lake District National Park does come with some additional expenses. At North Lakes we try to keep your costs managable and make the process of buying and siting your caravan holiday home as smooth and simple as possible. We can also provide on-going support such as winterisation and general maintenance.













What am I getting?
When you site your caravan holiday home at North Lakes you are licensing a pitch for your use. You will get security of tenure on your pitch for a minimum of 10 years. You may cancel this agreement by giving 1 years notice or site fees in lieu of notice. The pitch will have sufficient room for a car to park and also to install a veranda or patio should you wish.

What are our responsibilities?
We are responsible for providing you with services to the pitch, which means to the first pipe / cable break above ground level. We are also responsible for connecting your caravan to these services on installation for a standard connection fee (see below). We are also responsible for maintaining suitable access to your pitch and the general upkeep of the Park for your enjoyment.

What are your responsibilities?
You are responsible for your caravan's maintenance, security and general upkeep. You are also responsible for the upkeep of the area of your pitch, though we are available to assist with some tasks. The site rental / pitch license does not include any form of maintenance contract for your caravan or its surroundings. You are also responsible for paying all fees associated with your pitch license, including rent, rates and gas and electricity usage.

What charges / services are compulsary?
There is a one-off connection charge when your caravan is installed. This includes connection to mains water, electricity and drainage and also your first gas bottle.

Connection Charge: From £1950.00

There are 3 annual charges - your pitch rental, Lakeland Authority rates and your electricity bill.

Pitch rental:From £1508.00 (inc VAT)
L.A. rates:From £512.2
Electricity: Standing charge plus metered usage.

All your gas bottles should be purchased through us so that we are aware of exactly what is stored on site for fire regulations.

What charges / services are optional?
The fitting of a good quality alarm linked to our system is highly recommended. We will do the fitting and maintain the alarm for as long as you remain on site.

Alarm: £390.00 (inc VAT)

If you would like a veranda for your caravan we will provide and install this. However, we will not maintain the veranda unless contracted separately.

Veranda: From £2100.00

Winterisation of your caravan is essential at the end of each season. We can provide this service for you, as well as reactivating it at the start of the next season.

Winterisation: £ Depends on your caravan.

General maintenance of your caravan is your responsibility, but we can undertake any maintenance task for you for a fee. We can provide a no-obligation quote prior to any job.

General Maintenance: £30 per hour (plus VAT) plus materials at cost.
